About EZ Properties
EZ Properties has provided high-quality housing
to Xavier University students for 20 years. We renovate and maintain
our buildings to make them safe, attractive, energy-efficient and
comfortable; in return, we expect tenants to take care of the houses
and protect the investment we've made in them.
Erik Zimmerman bought his
first rental property while he was a senior at Xavier. He is active,
involved, and hands-on in the management of properties and has a
lengthy list of contractors who can fix an air conditioner, a plumbing
leak or a dishwasher on short notice. He lives close to campus and is
always available by email or cell phone.
At EZ Properties, we value
tenants who communicate clearly about their living space. Because we
are not in the houses on a regular basis, we depend on tenants to
observe and report any possible problems. We'd rather know about an
issue and decide for ourselves what to do about it than learn about an
ongoing problem when it's too late for an easy fix. And while we
expect college students to have fun, we are not fans of parties with
hundreds of people at our properties or red and blue cups strewn
across the front yard. Students looking for such a house are advised
to look elsewhere.
The renovations on EZ
Properties houses are often far more extensive than people expect to
find in student housing. We look for long-term value and use materials
such as ceramic tile, hardwood floors and low-VOC paint. We strive to make the houses
energy-efficient, so most have newer, high-efficiency furnaces, and
many have new windows. The houses are generally indistinguishable from
neighboring owner-occupied housing. We do this not to make a quick
buck--in fact it takes a long time to recover the cost of these investments--but because we think well cared-for housing is
valuable to students, the university, the surrounding community and
ultimately to our company.
